Markets have corrected themselves in many ways to include, homes going back to the bank in droves and or seller's selling their homes short, with declining values and no equity.

Active Property (For Sale) ~ 2012
Currently there are 1,312 available residential homes for sale in Thurston County.
354 of those homes for sale are either owned by a bank, or the seller is trying to sell their home for less than they owe on the home and therefore need their banks approval. (the short sale)
27% of the homes for sale, or 1 in 4 homes currently on the market are distressed.
Sold Properties ~ 2011
In 2011 ~ 2,384 residential homes sold, 809 of those sales were either bank owned or short sales.
34% of all sales throughout Thurston County in 2011 were distressed sales. The number moves up to 1 in every 3 homes that sold in 2011 were distressed sales.
